Exclusive Class A office rental building with LEED sustainability certification and very high energy efficiency (nZEB). The nearly zero or very low energy requirement will be largely covered by energy from renewable sources, including energy sourced on-site or nearby. It also features advanced installation systems such as natural cross-ventilation through automated windows that monitor CO2 and the building's exterior and interior temperatures during occupancy, adapting to current conditions. The project includes a private terrace on each floor, as well as a porch in front of the entrance or reception area for user use. All finishes will be of high quality and preferably with products of national or regional origin (complying with the LEED regional materials requirement for energy savings in transportation). It is important to highlight the building's design features, where the charred wood façade is certified sustainable, and the use of materials with volatile organic compounds will be avoided. Regarding the building's amenities, it has a changing room and parking for bicycles and scooters, with charging stations for both. The building does not have car parking spaces, as it aims to promote more sustainable mobility based on environmental protection and thus reduce polluting emissions. However, we are aware that there is a demand for car parking spaces, and thanks to the asset's location, this demand can be met with the wide availability of spaces in neighboring buildings. Furthermore, it is important to highlight its excellent connectivity to public transport due to its location.
